For accredited investors, we offer a debt investment (Note) opportunity that provides the predictability of a fixed rate of return, along with the flexibility to choose the term that fits your investing objectives. This fund invests in various types of real estate backed assets. From single family residential to commercial developments, we are always assessing properties that have potential that our experienced team can capitalize upon. Properties invested in by this fund are intended to be short to midterm (1-5 year) time commitments. Similarly, this offering has investment options ranging from 1 to 5 years with increasing fixed rate of returns as the length of commitment increases. There is a $50,000 minimum with $25,000 increments over the minimum. Following is a summary of our current debt offerings:

Private Placement Memorandum

In addition to our fixed rate of return investment opportunities, from time to time, we also offer accredited investors an equity option through private placement memorandums. As high quality, longer term projects become available, we offer our King’s Real Estate Group, Inc., giving investors the option to convert their debt investment into an equity position in a private placement fund. There are several benefits as an equity investor in this type of fund: a preferred return, capital appreciation and tax advantages that are outlined in the subscription documents. We do not issue a private placement unless we have a significant percentage of the properties of the proposed fund identified and under our control. For this reason, private placements are not always available. When we have the critical mass of quality properties to issue a new private placement, we will post the Subscription Agreement and Private Placement Memorandum on this site.

Our offerings change over time as new opportunities evolve in the market place, currently we are taking accredited investors for:

Grand Investment Real Estate, LLC (GIRE)

  • A joint venture between select principles of Miller Brothers Construction, Inc. and King’s Real Estate Group, Inc.

  • GIRE invests in discounted, income producing commercial properties
    • Dollar General, Family Dollar, Advanced Auto, Auto Zone, Rite Aid Pharmacy and PA Department of Welfare

  • Asset Turn: Our way of communicating the steps involved in the cycle of purchasing and selling a particular property.

    Step 1: Identify a suitable property or portfolio of properties, determine the appropriate purchase price and place the target under-contract to purchase.

    Step 2: Due diligence period during which the physical, legal and financial realities of the target are assessed. It is also when negotiations begin with the tenant to establish parameters of a new lease. Obtaining preliminary lending approval is also a key component of Step 2.

    Step 3: Takes place after all outstanding issues identified during Step 2 are resolved. Assuming resolution, the decision is made to go forward with the purchase. Equity is transferred from GIRE to the subsidiary, financing is secured and closing takes place.

    Step 4: A new lease agreement is finalized along with any improvements required to comply with the new lease.

    Step 5: The property is placed back on the market at a sales price reflective of the new lease. The property is sold and equity and profits are returned to GIRE to be distributed according to the Preferred Return and Incentives described in detail in the Operating Agreement.

  • Size of Offering:
    • An initial capital raise of up to $5,000,000 is intended. GIRE has several properties under contract and will go forward irrespective of the size of the capital raise.
    • The B Class members (King and Miller), will maintain their membership at approximately 10% each of the total membership.
    • Ten (10) Asset Turns are expected in 2016; with twenty (20) the target for 2017.
